Property owners in France will begin receiving their 2026 property tax bills on Thursday, August 27, as public finance authorities prepare to release annual statements online and by post.

The annual tax, known locally as taxe fonciere, is payable by anyone who owns real estate or holds a usufruct interest in a property as of January 1, regardless of whether the home is currently rented out to tenants.

Calculations for the 2026 bill rely on the cadastral rental value, an estimate of the annual rent the property would generate, minus a 50 percent allowance for built properties. Under Article 1518 bis of the General Tax Code, this base value is revalued each year for inflation, rising by 0.8 percent in 2026 to mark its smallest annual increase in several years.

The resulting base figure is then multiplied by tax rates voted by municipal councils and intermunicipal authorities. An increase in an individual tax bill does not automatically mean a local commune raised its rate, because other parameters including ancillary levies such as the household waste collection tax also affect the total sum.

Release schedules for tax notices

Taxpayers will receive their notices under two distinct schedules depending on whether they pay in monthly installments or in a single lump sum. Property owners who do not pay monthly will find their electronic notices available online starting August 27 in the Documents section of their Finances publiques account, while paper statements will be mailed between August 24 and September 21.

For taxpayers enrolled in monthly payments, electronic statements will become available online from September 19, with paper copies sent by mail between September 21 and October 9. Official guidelines note that these dates represent the start of distribution windows, meaning property owners should not worry if their statements do not arrive on the first available date.

In cases where tax notices are calculated and issued later than usual, the final payment deadline is shifted back by a corresponding period.

Payment methods and final deadlines

Payment deadlines depend on the settlement method chosen by the taxpayer, according to official guidance from the Service-Public portal. Property owners paying online through the official website, smartphone applications, or tablets have until midnight on October 20 to complete their payment.

Taxpayers using other payment methods, including checks, bank transfers, or cash, must settle their bill by midnight on October 15. Non-digital payment methods are only permitted for tax bills equal to or under 300 euros, as digital payment is mandatory for any balance exceeding that threshold.

Taxpayers who select direct debit on the due date will see their bank accounts debited roughly 10 days after the final payment deadline. Property owners wishing to use direct debit for the current year must sign up before September 30, as requests made after that date will only take effect for 2027.

Penalties for delayed payment

Missing a payment deadline results in an automatic 10 percent penalty on the total amount due, under Article 1730 of the General Tax Code. This surcharge applies equally to late lump-sum payments, partial payments, and unhonored monthly installments.

Taxpayers experiencing financial difficulty can request a payment extension or a gracious tax relief allowance from their local public finances center. Property owners seeking to switch to monthly direct debits for the 2027 tax year must complete their enrollment before December 15, 2026, to ensure payments begin on January 15, 2027.

Under the monthly payment scheme, funds are debited on the 15th of each month from January through October, with debits continuing through December in cases where tax bills experience sharp increases.
