The Algarve has emerged as the most searched-for overseas property destination for British home-hunters this summer, according to data from property website Rightmove.

Outdoor living: Britons are searching for properties for sale in Portugal's Algarve

This year marks the second consecutive year that the southern Portuguese region has secured the top spot on the portal. However, actual property purchases by non-residents in Portugal have declined for the third straight year, according to figures from Portugal's National Statistics Institute published in April 2026.

In 2025, buyers with tax residency outside Portugal bought 8,471 homes across the country, marking a 13.3 per cent drop compared to the previous year. The National Statistics Institute noted that foreign buyers frequently pay significantly more for real estate in Portugal than domestic buyers. The institute added that the Algarve accounted for nearly 30 per cent of all property purchases made by overseas buyers in Portugal last year.

British shoppers looking for a home in the region face specific rules following Brexit. Without a visa, Britons can only stay in the Schengen area for up to 90 days in every 180-day period. Despite these limits, Portugal remains a popular destination for online browsing and for retirees seeking a new home abroad.

Rustic chic: The kitchen has been finished to a high standard

Retirees often use Portugal's D7 Passive Income Visa to obtain residency. The visa allows non-EU citizens with stable, regular passive income such as pensions, rental income, or dividends to secure residency, provided they earn at least €920 (£796) per month or €12,880 (£11,145) per year.

British Buyer Interest and Top Destinations

Nick Robertson, director of overseas at Rightmove, said British home-hunters remain drawn to familiar favourite destinations whether looking for a permanent move, a second home, or casual holiday browsing. He noted that sunshine, lifestyle, and the cost of living continue to attract buyers considering a move abroad. Summer provides a key window for serious buyers to explore locations, available home types, and practical aspects of purchasing overseas property, Robertson added.

No work: The flat is a low-maintenance option for a buyer

Rightmove reported that Paphos in Cyprus was the second most popular overseas destination for British browsers online this summer. Mallorca in Spain and the Dordogne in France tied for third place. Alicante and the Costa Del Sol in Spain took fourth and fifth places respectively, while Crete, Corfu, Murcia, and Normandy also ranked among the top ten most searched locations.

Property Buying Process in Portugal

Buying property in Portugal involves specific legal steps once price terms are agreed. Buyers sign a promissory contract, which forms a legal commitment to complete the purchase, and pay a deposit ranging between 10 per cent and 30 per cent of the property value.

Mortgage Market Conditions

UK homebuyers face rising mortgage rates after inflation triggered by conflict with Iran reversed expectations of interest rate cuts by the Bank of England. Buyers and homeowners seeking to remortgage face higher borrowing costs, increasing the need to compare deals across two-year, five-year, and ten-year fixed rates.

Mortgage comparison services for first-time buyers, homeowners, and buy-to-let landlords are offered by fee-free broker London & Country Mortgages (L&C), which is authorised and regulated by the Financial Conduct Authority under registration number 143002.
