What Lamda Development clarifies about the recent amendment of the JMC for the areas to be developed

In response to reports regarding the coastal residential area and in order to avoid misunderstandings that may arise, LAMDA Development SA clarifies that the recent amendment of the JMC for the areas to be developed aims to transform this area into a car-free area, by strengthening and facilitating pedestrian movement and increasing green spaces.

It is emphasized that the free and unhindered access of the citizens to the coastal front remains a priority of Lamda Development and the planned development serves exactly this purpose.

Specific parameters of the modification:

A. Increase of sidewalks

– The main modification is the conversion of the main road that crossed this area (21m wide) into a pedestrian street, comparable to the most emblematic sidewalks in the country (eg Dionysiou Areopagitou is 20-25m wide)

– At the same time, a new pedestrian street is created (6m wide) and another one is widened (from 6m to 7.5m).

With these changes:

– A comfortable, extensive promenade is created, which connects the main pedestrian street of Development 56m wide. with green spaces and other sidewalks

– There are multiple possibilities for walking – gentle exercise, cycling, etc.

– Facilitates the movement of pedestrians to the beach, enhancing its traffic

– The overall pedestrian network in the area is strengthened

B. Increase of green spaces

The consequence of the above increase of sidewalks is the union of a sidewalk 5m wide. (today’s rocky area) on the border of the beach with the existing green space and its transformation into a green space as well. With this conversion:

– A new linear green space of a total area of ​​8 acres is created, which is connected to the beach

– The use of this linear “park” by citizens (pedestrians, cyclists, etc.) remains unhindered

– Therefore, pedestrian and bicycle traffic is neither abolished nor hindered

– On the contrary, it takes place through this new green space, where more possibilities of standing, resting, shading, etc. are offered.

– The access of the public to the coastal front is therefore even easier

C. Zero building increase

– The result of all these interventions is the increase of the common areas of the area by approximately 3,300 sq.m.

– These spaces fall into the Greek State with an equal reduction of the Investor’s property areas

– The minimum increase of s.d. emerges as a mathematical result in order to maintain the structure exactly as approved by the Presidential Decree

That is, ELLINIKO SA has the right to structure exactly what sq.m. had before the modification

D. No change in bike lanes

– No bike lanes are removed, modified or relocated

– The single bicycle road 22 km long from Piraeus to Vouliagmeni, remains in the place that has been declared and is not affected by the modification
