The bitter taste of the auction for Chatzis Confectioneries

of Matinas Harkoftaki

Faced with the bitter reality of auctions in recent years are the historic confectioneries of Thessaloniki Chatzis, which have more than a century of presence in the Greek market.

On April 27, the electronic hammer for the company’s facilities in Halkidiki is scheduled to strike.

In fact, this is not the first time that the name of the confectioneries appears on the auction platform as their adventure started about 4 years ago while all this time there have been some attempts to find a bidder for this property without any result.

At the next auction, the first bid price has been set at 315,900, significantly reduced compared to the amount of 486,000 euros that was originally the starting price in 2018. Intrum Hellas is in a hurry while the property carries a number of encumbrances and notes from the Bank Piraeus.

This is a plot of land with a total area of 4,200 sq.m., which is located in the area of the local community of Lakkoma, the municipality of Nea Propontida, Halkidiki, which is even and buildable.

A craft building has been erected and expanded on the specific plot, which in its final form includes office space for the staff, which consists of a ground floor of 400 sq.m., first floor of 200 sq.m. as well as craft space, which extends to an area of 1,056 sq.m.

In addition, a plot of land of the company is put up for auction, which extends over an area of 3,100 sq.m. and is located in the same area while the first offer price is set at 4,485 euros.

It should be noted that Hatzis patisseries have a long tradition in the field of traditional sweets. It is characteristic that the first store opened in 1908 on Venizelou Street in Thessaloniki, just opposite the current location of the patisserie on the same street.

Almost a century after the opening of the first store comes in 1998 the opening of the second point, again in Thessaloniki while a year later the company moves its laboratory to privately owned facilities in Thermi.

In the following years, a period of development and expansion of its network begins, gaining a presence in Athens as well. However, the large openings and investments in the network as well as the financial crisis of the last decade, which dealt a severe blow to domestic demand, led the company to a difficult position.

In a more general context, in recent years there has been a large number of industrial properties throughout Greece, which have found themselves in the vortex of electronic auctions while few of them eventually change hands.

The category of industrial real estate is one of the most difficult cases for auction as most of the time in addition to the price of the auction the interested buyer will have to spend a particularly high amount on investment, remodeling and mechanical equipment, deterrents.

This results in innumerable industrial installations, which usually do not work, constantly being put up for auction, which are usually canceled due to lack of bidders.
