The FGTS Board of Trustees approved this Thursday (7) measures that the construction sector hopes will be able to unlock the Casa Verde e Amarela housing program, impacted by rising costs and falling incomes of families pressured by rising inflation.
Gross monthly household income thresholds for housing program applicants were raised. Sub-band 1, with income between 2,400 and 2,600 reais, had the ceiling increased to 3,000 reais. The lower range of up to 2400 was maintained.
Above these levels, the council approved raising the values of the intermediate group – which rose from 2,600 to 4,000 reais to 3,000 to 4,400 reais per month – and of the higher income group, which rose from 4,000 to 7,000 reais to 4,400 reais. 8 thousand reais.
The board meeting took place earlier. At the end of the session, the shares of construction companies closed sharply higher. MRV rose 6.42%, Tenda jumped 11.69%, Plano&Plan increased 6.37% and Direcional gained 4.43%.
“The measures represent advances to improve the condition of those who produce (builders) and maintain the purchase condition of the Brazilian citizen who wants to acquire their property”, said the National Secretary of Housing of the Ministry of Regional Development, Alfredo Santos, during an online presentation promoted by the Brazilian Chamber of Construction Industry (Cbic).
The president of Cbic, José Carlos Martins, said that the measures “are excellent and help a lot”.
Santos said that the measures represent an increase of up to 19 thousand reais in the financing capacity of families and that the reductions in interest rates will be 0.75% and 1.16% in the Casa Verde and Amarela ranges. According to the secretary, 31% of the program’s portfolio will benefit from the interest reduction.
In addition, the council approved changes in the Pro-Cotista program, aimed at those who do not fit into the Casa Verde e Amarela.
According to Santos, there will be a reduction by the end of the year in the Pro-Quota interest rate from 1% to 7.66% per year, for properties valued at up to 350 thousand reais. In the case of properties above this value, the reduction will be 0.5%, to 8.16% per year.
The expectation of the construction sector is that the approved measures will come into force by July 18th.
